Roof waterproofing cost in Mauritius: what really drives the price
A price per square metre quoted over the phone means nothing: two roofs of the same area can differ by a factor of two. Here are the six factors that actually determine a waterproofing quote in Mauritius, so you can compare offers on the same basis.
1. Area and geometry
It is not just square metres: a fragmented roof with many upstands, plinths and level changes takes far more labour per m² than one large regular field.
2. Substrate condition
The most underestimated item. Stripping an old membrane, crack treatment, repairing spalled concrete, forming falls: this preparation can be a large share of the job, but it is what makes the warranty possible.
3. The specified system
Reinforced liquid membrane, bituminous membrane, hybrid system with a reflective thermal layer: each has a different cost and warranty period. The cheapest to apply is rarely the cheapest over ten years.
4. Detail points
Outlets, pipe penetrations, AC and water-heater plinths, balustrade feet, movement joints: each needs specific reinforced treatment. This is where reliability is won, and the first item cheap quotes quietly drop.
5. Site access
Height, no vehicle access, scaffolding or lift requirements, working in occupied premises (hotel, school, retail) with time constraints: all of this translates into mobilisation days.
6. Warranty and traceability
A written warranty implies compliant products, controlled film thickness and a photo file. A quote with no written system specification and no warranty period is not comparable to one that includes both.

Why can one quote be far lower than another?
Almost always because it excludes substrate preparation and detail treatment, or applies less film thickness than the manufacturer specifies, which voids the warranty in practice.
