Roof and façade painting in Mauritius: why it fails, and how to fix it
In Mauritius, badly prepared exterior paint degrades within 18 to 24 months: chalking, blistering, sheet peeling. The product is rarely the real problem. The substrate, the moisture and the primer nearly always are.
Painting over a damp substrate
If the wall or slab still holds water, vapour pushes the paint film from behind: blistering, then peeling. The cause must be treated first, often a roof leak or rising damp, then the substrate must dry and be moisture-checked before application.
Skipping preparation
Pressure washing, algae and moss removal, stripping chalky or non-adherent old coats, crack repair, dust removal. Without this step the new paint only bonds to the old one, which then lets go.
The wrong primer, or none
The primer links substrate and finish: it stabilises porous or chalking surfaces and blocks the alkalinity of new concrete. Each substrate type, concrete, render, metal, existing paint, needs its own primer.
A system unsuited to the climate
Intense UV, salt, high humidity and heavy rain: the finish must be UV-resistant, vapour-permeable yet resistant to driving rain, and treated against algae. Interior or low-grade finishes lose their colour in a single season.

Should waterproofing be fixed before painting?
Yes, always. Painting a wall fed by a leaking roof only hides the symptom: the paint will blister in the same place.
