Silane-Siloxane Water Repellent in Mauritius: When to Use It on Stone, Concrete & Façades
Natural stone, exposed concrete and brick soak up rainwater like a sponge. A silane-siloxane water repellent penetrates these porous materials to reduce that absorption without changing their appearance. But it is not a waterproofing membrane: you need to know when to use it, and when not to.
What is silane-siloxane?
Silanes and siloxanes are silicon-based compounds. Applied to a mineral surface, they penetrate the pores and react to make the pore walls water-repellent. The surface sheds liquid water, with no visible film on top.
Suitable mineral substrates
The treatment is intended for porous mineral substrates. Compatibility should always be checked on a test area before full application.
- Exposed natural stone (basalt, cut stone)
- Exposed and architectural concrete
- Brick and masonry
- Façades and mineral renders
Natural appearance and breathability
Unlike paint or varnish, the water repellent forms no surface layer: stone and concrete keep their colour and texture. The pores stay open, so water vapour can escape from the wall, reducing blistering and trapped moisture.
Reducing rainwater absorption
In Mauritius, driving rain and salt air load façades with water and salts. By reducing absorption, the water repellent limits damp patches, efflorescence, moss growth and soiling on exposed surfaces.
Water repellency vs waterproofing
A water repellent reduces rainwater absorption; waterproofing creates a continuous barrier against water. Silane-siloxane is a water-repellent treatment, not a membrane waterproofing system. It does not replace a membrane on a roof, terrace, pool or below-ground wall.
Limitations
Silane-siloxane is not a suitable solution in the following cases. A different system should be specified.
- Active water leaks
- Structural cracks
- Hydrostatic pressure
- Permanently submerged areas
- Situations requiring a continuous waterproofing membrane
Testing, performance and warranty

Frequently asked questions
Does silane-siloxane make a wall waterproof?
No. It greatly reduces rainwater absorption, but it is not a waterproofing membrane. It is not suitable for active leaks, structural cracks or hydrostatic pressure.
Does the treatment change how the stone looks?
Normally not: it forms no visible film. A test area confirms the result on your substrate before full application.
